Overview

In busy property operations, not every maintenance request requires the same level of attention. Some requests are critical, time‑sensitive, or owned by specific team members who need to track progress closely.

The Watch Maintenance Requests feature lets you follow the Maintenance Requests and Jobs that matter to you most. When you watch a maintenance request, Lula keeps you informed with automatic updates on all associated jobs with the maintenance request and makes it easy to find those jobs anytime you log in.


Why Use Watch Maintenance?

With Watch Maintenance Request, you can:

  • Track high‑priority or urgent maintenance requests

  • Avoid repeatedly searching for the same jobs

  • Share responsibility across team members by watching different maintenance requests

  • Stay informed from scheduling through completion

This helps ensure important work never falls through the cracks and keeps your team aligned.


How It Works

Watch a Maintenance Request

From any Maintenance Request in the Customer Portal:

  • Click the eye icon to start watching

  • Watching is personal to you — each user on your account can watch their own set of maintenance requests

  • Once watching a maintenance request you will receive updates about all of the jobs in that maintenance request

  • Currently, you are not able to watch an individual job but only a maintenance request. This rolls up updates for all jobs associated with that maintenance request.

Receive Automatic Updates

When you’re watching a maintenance request, you’ll receive email and in‑portal notifications when key milestones occur, including:

  • Pro Scheduled

  • Pro On‑Site

  • Work Completed

  • Quote Submitted

  • Work Entering QA

  • Job Completed

These notifications occur for all jobs associated with a Maintenance Request. Once a watched maintenance request is closed, it is automatically removed from your watch list.


Find Watched Maintenance Requests Quickly

Watched jobs are easy to find throughout the portal:

  • Dashboard – See a summary of the jobs/quotes you’re watching, this rolls up all jobs and quotes under the specific maintenance requests you are watching

  • Open Jobs Page – Quickly identify which jobs you’re following

  • Quotes Page – Track quotes tied to watched requests

  • Job Board / Quote Board – Use the “Jobs I’m Watching” filter

You can also view who else is watching a specific job or Maintenance Request directly from the job page.


Automatic Watching Settings

From your User Menu, you can turn on automatic watching rules.

Currently available:

  • Automatically watch Emergency Maintenance Requests in your market

This ensures critical jobs are always tracked without needing to manually add yourself each time.


Account Manager & Team Visibility

  • Your Account Manager is watching the same Maintenance Requests automatically, they will also receive update emails.

  • Emails include direct links to the job in Admin for quick access.

  • Lula Admin users can see which Maintenance Requests customers are actively watching, improving coordination and support.

Getting Started

  1. Log into the Lula Customer Portal

  2. Open a Maintenance Request

  3. Click the eye icon to start watching in the top right

  4. Follow updates from your dashboard and email
