VENDOR VETTING AT LULA

At Lula, vendor vetting is a critical part of how we deliver reliable, high-quality maintenance. Our Pro network is carefully curated, and fewer than 15 percent of applicants are accepted.

VETTING REQUIREMENTS

Every Pro must meet the following minimum requirements:

  • Active general liability insurance

  • Workers’ compensation coverage

  • Required trade licenses, where applicable

STEP 1: INITIAL SCREENING

All applicants go through an initial review that includes:

  • Application review

  • Service vertical and experience validation

  • Online reputation and reference checks

STEP 2: SUBJECT MATTER & INTERVIEWS

Qualified applicants move on to deeper evaluation, including:

  • Trade-specific competency assessments

  • Interviews to evaluate professionalism and communication

  • Review of past work and service history

STEP 3: BACKGROUND SCREENING

Before approval, Lula conducts:

  • Criminal background checks

  • Sex offender registry checks

STEP 4: ONBOARDING & TRAINING

Once approved, Pros are onboarded and trained on:

  • Rental property maintenance best practices

  • Resident and property manager communication standards

  • Documentation and photo requirements

  • Lula platform workflows and expectations

ONGOING COMPLIANCE & QUALITY CONTROL

Vendor vetting continues after onboarding:

  • Insurance and licensing are monitored year-round

  • Coverage lapses are flagged and addressed immediately

  • Pro performance is tracked across reliability, quality, pricing, and communication

  • Pros who fail to meet standards may be coached, restricted, or removed
